Full-Time Maintenance Supervisor

Salary Range: $52,748.70 Annually Onwards

JOB SUMMARY

This person in this position is responsible for participating in and supervising the repair and maintenance activities of the Maintenance Division; supervises designated employees engaged in repairing and maintaining city properties, facilities, vehicles and equipment, streets and right of way. The incumbent works with considerable independence in scheduling work and exercises wide discretion in determining the proper and most effective work methods under the direction and as designated by the Department Director.

ESSENTIAL JOB FUNCTIONS                                                                                           

Street Maintenance 

  • Supervises the preparation and installation of sidewalk, curb/gutter, driveway aprons; concrete pouring, finishing and repair; asphalt repair and maintenance as necessary;
  • Participates in and supervises the repair and maintenance of streets, storm sewers, sidewalks, right-of-ways and grounds;  Assists with the repair and maintenance of facilities, HVAC, plumbing, electrical, and mechanical components and other duties necessary as required by the Department Director.
  • Supervises and performs traffic flagging duties and the setup of safe work zones; Responsible for attaining Utility Locate Permits for all work; Teaches and instructs Flagger Safety Training Classes;
  • Participates in and supervises the unstopping of storm sewer lines and structures;
  • Keeps records on inventory, service and maintenance work performed;
  • Assists the Department Director in preparing and overseeing contract work including general contracting, asphalt resurfacing, curb & gutter, concrete projects, traffic signals, general roadway & right of way work and other related contracts when necessary;
  • Responsible for managing contractors and projects as designated by the Department Director;
  • Responsible for managing annual contracts and agreements as designated by the Department Director;
  • Supervises certain construction and maintenance of buildings, facilities and grounds in general; supervises and physically participates in a variety of manual labor tasks as necessary;
  • Operates heavy equipment such as but not limited to backhoes, track loaders, motor graders and excavators; Drives and maintains variety of trucks and equipment; Uses and supervises the use of a variety of tools;
  • Supervises Crew Chief positions and other employees in the Maintenance and Sanitation Department as designated by the Department Director;
  • Performs routine upkeep, maintenance and cleanliness of facilities, tools, vehicles, equipment and fieldwork site/areas, including the maintenance shop and surrounding area;
  • Ensures that proper supplies and materials are ordered and on hand for all tasks; Completes daily reports and sees that records are properly kept and that reports are prepared as designated by the Department Director;
  • Financial Responsibilities: Accept, receive, and/or collect payments; accountable for inventory/property management; and make recommendations that impact the budget;
  • Interviews subordinates in charge of various phases of work and gives them specific orders, discusses work progress and ascertains the amount of materials needed;
  • Completes Performance Evaluations of subordinates;
  • Calls and supervises crew(s) for after-hours work and events;
  • Must be available 24/7
  • Performs other related duties as required;

Facilities Maintenance 

  • Supervises the maintenance and repairs of City facilities, equipment and buildings by performing carpentry, electrical, painting and plumbing;
  • Participates in and supervises the repair and maintenance of facilities, HVAC, plumbing, electrical, and mechanical components; Assists with the repair and maintenance of storm sewers, sidewalks, right-of-ways, grounds and other duties necessary as required by the Department Director.

  • Completes Performance Evaluations of subordinates;
  • Calls and supervises crew(s) for after-hours work and events;
  • Must be available 24/7
  • Performs other related duties as required;

Downtown Services 

  • Plans, organizes, manages, and coordinates the daily operations of the Conference Center;
  • Ability to provide design, layout and setup for events, exhibits and displays;
  • Ability to effectively supervise and coordinate conference center staff and processes;
  • Communicates daily with the staff team, plans work schedules and checks client requirements;
  • Deals with customer complaints, comments and inquiries;
  • Ensures all events run smoothly;
  • Manages and assigns schedules of employees and contractors as designated;
  • Conducts staff recruitment, training, organization and monitoring;
  • Negotiates and manages contracts with external service providers and suppliers as required;
  • Purchases equipment necessary for the conference center to operate;
  • Ensures compliance with health and safety, licensing laws and other legal regulations;
  • Manages day-to-day troubleshooting and addresses problems as they arise;
  • Completes Performance Evaluations of subordinates;
  • Ensures that proper supplies and materials are ordered and on hand for all tasks; Completes daily reports and sees that records are properly kept and that reports are prepared as designated by the Department Director;
  • Works closely with the Conference Center Director to assure that all services are adequately provided, employees are scheduled to cover all events, cleaning and janitorial services are provided to the Conference Center and the Parking Deck;
  • Provides detailed janitorial and cleaning services for designated City facilities;
  • Solicits and secures contract cleaning services and general maintenance as necessary;
  • Keeps records on inventory, service and maintenance work performed;
  • Supervises Laborers of the Public Services Department in the removal of all waste and recycling from Businesses in the Downtown area as designated;
  • Supervises and schedules the work Laborers of the Public Services Department assigned to the Downtown area in the cleanup and general upkeep of O’Neal Plaza, Plaza East & West, including sidewalk and parking spaces in areas designated;
  • Supervises Crew Chief positions and other employees in the Maintenance and Sanitation Department as designated by the Department Director;
  • Interviews subordinates in charge of various phases of work and gives them specific orders, discusses work progress and ascertains the amount of materials needed;
  • Calls and supervises crew(s) for after-hours work and events;
  • Must be available 24/7;
  • Performs other related duties as required.

MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS 

Requires High School diploma or GED; five (5) years of progressively responsible experience in  maintenance including some supervisory experience; or an equivalent combination of education and experience.  Associates Degree or Trade School certification preferred.

KNOWLEDGE, SKILLS AND ABILITIES

  • Knowledge and ability in the planning, preparation, and installation and  finishing of sidewalks, curb/gutter, driveway aprons;
  • Knowledge of a variety of task relative to maintaining and repairing streets, storm sewers, right-of-ways and grounds, considerable knowledge and ability to perform and supervise certain construction and maintenance of buildings, facilities and grounds in general.
  • Knowledge of construction of facilities, streets, right of way and other related construction projects when necessary;
  • Ability to understand and follow oral and written instructions; plan and direct activities of several crews;
  • Skilled in the operation of a variety of vehicles, equipment and tools;
  • Ability to maintain an excellent physical condition.

CERTIFICATION, LICENSE AND SPECIAL REQUIREMENTS 

Requires a valid State of Georgia Class B CDL Driver’s License; Required to attend related training and acquire related Safety Certifications.

PHYSICAL DEMANDS

The work is very heavy work and requires balancing, climbing, crawling, crouching, feeling, fingering, grasping, handling, hearing, kneeling, lifting, mental acuity, pulling, pushing, reaching, repetitive motion, speaking, standing, stooping, talking, visual acuity, and walking.

WORK ENVIRONMENT        

Works in an environment with heavy equipment and machinery that could result in bodily harm to co-workers or others.
