Facility Operations Director

Job Description
NSG, Inc. is seeking an experienced Facility Operations Director to lead and coordinate the design, planning, construction, maintenance, and alteration of buildings, equipment, and mechanical systems across multiple facilities. This role oversees all maintenance operations, including HVAC, plumbing, electrical, mechanical, fire, and life safety systems.
Working in close collaboration with the Building Manager, this position is pivotal in ensuring operational efficiency, safety, compliance, and long-term asset performance. The Director will develop and manage annual repair plans, mentor and evaluate maintenance staff, and oversee preventative maintenance programs, tenant improvements, and special projects.
Major Duties & Responsibilities
Vendor Management
- Partner with the Building Manager to select vendors and negotiate service contracts
- Oversee contractors and vendors supporting maintenance, security, and construction projects
Project Oversight
- Review and approve construction drawings prior to project start
- Track tenant and building improvement projects to ensure compliance with building rules, city/state codes, and timelines
Equipment & Energy Efficiency
- Maintain responsibility for all building equipment and systems
- Ensure optimal performance and efficiency of energy management systems
Customer Service
- Deliver an exceptional level of customer service to clients and tenants
Budget Management
- Develop, manage, and oversee department and building maintenance budgets
- Implement maintenance procedures to optimize cost efficiency and performance
Inspections & Preventative Maintenance
- Conduct regular facility inspections to identify issues and ensure operational readiness
- Analyze equipment or machinery failures and implement corrective actions
Inventory Management
- Monitor maintenance equipment and parts inventory and place orders as needed
Health & Safety
- Enforce all health and safety policies in compliance with federal, state, and company regulations
Leadership & Training
- Provide technical training to management and team members
- Implement and maintain training programs for HVAC, electrical, and plumbing systems
- Perform employee evaluations to ensure quality workmanship and professional development
Qualifications
- Demonstrated expertise in HVAC systems, including:
- Air-balancing
- Pneumatic instruments
- VAV systems
- Chilled and condenser water systems
- Heat recovery systems
- Strong working knowledge of electrical and plumbing systems
- Extensive understanding of mechanical systems and equipment
- Ability to develop and implement technical training programs
- Solid understanding of mechanical engineering principles and product development
- Excellent organizational, analytical, and problem-solving skills
- Strong financial acumen with the ability to analyze and manage budgets
- Proven ability to prioritize tasks and delegate effectively
- Proficiency with Microsoft Office Suite or related software
Education
- Bachelor’s degree required
- Continuing education preferred
- Technical accreditation preferred
Related Work Experience
- 5–10 years of leadership experience managing and developing teams
- 7–10 years of experience in commercial property and/or facilities maintenance
- 5 years of experience in a manufacturing environment preferred
Physical Requirements & Working Conditions
- Frequently required to sit, stand, walk, talk, or hear
- Occasionally required to stoop, bend, reach overhead, or lift over 100 pounds
- Must possess close, distance, color, peripheral, and depth vision, with the ability to adjust focus
- Prolonged periods of standing and walking as needed
- Regular travel between multiple facilities
