Full-Time Homeownership Empowerment Manager

Job Description
JOB SUMMARY: Manage the Homeownership Empowerment Program that increases opportunities for historically underrepresented households to build wealth through homeownership through a combination of education, counseling, and funding. Through housing counseling the primary focus of this position will be to provide individualized support, resources, and financial empowerment to those exploring homeownership and administer down payment assistance when applicable. Develop and maintain relationships with community partners, local lenders, and realtors to align community needs with appropriate services and outcomes.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties maybe assigned.
Supports and upholds Couleecap’s mission to fight poverty and promote self-sufficiency for individuals by helping to identify needs, mobilize resources, and provide quality services.
Further develop and administer the Homeownership Empowerment Program rooted in financial empowerment and designed to increase opportunities for historically underrepresented households to build wealth through homeownership by offering resources, skills, and support to households that have faced persistent barriers to homebuying and the generational wealth that can result from successful homeownership.
Provide group education sessions as well as individual housing counseling support, budgeting, and credit counseling to help potential homeowners become financially sound and obtain a mortgage loan.
Maintain regular communication with participants to ensure they are on track to meeting their goals, working with them to problem solve any issues and/or offering support by attending related appointments with them. Create action plans, review spending plans, provide referrals, and follow up until their housing goals are met.
Administer down payment and other assistance.
Maintain client files and complete all necessary reports, purchase orders, and other documentation required for compliance.
Build and maintain relationships with community partners, resource agencies, realtors, and lenders. Share and adapt Couleecap’s program offering to identify and address the needs of our community. Continually reassess the program operations to reduce barriers and assess performance.
Support in seeking opportunities to expand and further develop the program, including tracking client data in spreadsheets and the client management system, attending meetings with funders, assisting in grant application submission and grant reporting. Educate stakeholders on the program needs and outcomes.
Develop marketing and educational materials for group and individual sessions: this includes financial and credit education content and tools, use of an online learning platform, and presentations as necessary.
Attends and organizes community events on behalf of Couleecap and the Homeownership Empowerment Program. These events may be outside of traditional work hours.
Ability to understand, appreciate, and interact with people from all cultures or belief systems.
SUPERVISORY RESPONSIBILITIES: None.
QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE: Requires 1 to 3 years’ experience in a related field, completion of a bachelorette degree in a college or university, or the equivalent combination of education and experience.
LANGUAGE SKILLS: Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public. Comfortable presenting information to a diverse group of people in a public setting.
MATHEMATICAL SKILLS: The ability to learn basic applied math such as addition, subtraction, multiplication and division of numbers This also includes computing ratios, and percentages.
REASONING ABILITY: Can solve everyday problems and handle different situations where there aren’t clear rules. Can understand instructions given in writing, spoken words, diagrams, or schedules.
INTERPERSONAL AWARENESS SKILLS: The ability to notice, interpret, and anticipate others’ concerns and feelings, and to communicate this awareness empathetically to others.
CERTIFICATES, LICENSES, REGISTRATIONS: Access to reliable, licensed, insured driver and transportation, HUD Counseling Certification must be obtained within six months of hire.
OTHER SKILLS and ABILITIES: Preferred knowledge of housing/home ownership initiatives. Preferred basic knowledge on Microsoft Office Suite, Adobe, and Canva. Ability to relate well to a broad range of professionals in agencies, government and social services. Good judgement, initiative, tact, courtesy and reliability. Strong project management and/or time management.

While performing the duties of this job, the employee occasionally works in outside weather conditions and is occasionally exposed to extreme cold and extreme heat. The noise level in the work environment is usually moderate. Remote work abilities after 90 days of employment.
