Full-Time Facilities Maintenance Technician
Job Description
Summary
This role is an addition to a the Engineering department responsible for the operation, maintenance, and repair of the facility including HVAC, steam, hot water, chilled water, pure water, clean steam, compressed air, vacuum, building controls, etc.
The facility has lab, office, and clean manufacturing space. This role requires integration and adherence to the overall site Quality System and requires cGMP documentation of all activities, and rigorously following all SOP’s.
The successful candidate will participate in operation of the facility and utility systems, perform planned and demand maintenance, and modest system and equipment repair. Major repairs will be subcontracted to qualified service providers.
Essential Functions
Operate and maintain hot water boilers, perform daily water testing of boiler water and water softeners and make adjustments as necessary.
Monitor the building management system daily, perform any changes as required.
Operate and maintain plant steam boilers, clean steam generator and pure water system.
Perform daily walk through of facility and complete daily logs. Report any abnormal conditions to supervisor.
Compile and analyze system and component parameters, prepare reports and make recommendations for changes and/or improvements.
Perform preventative maintenance activities, and repairs, on all facilities equipment and systems as required.
Initiate and revise appropriate equipment documentation including standard operating procedures, logs, and files.
Identify problems, test, and troubleshoot systems and system components.
Perform operational testing of backup generators 208 volt and 480 volt, both loaded and unloaded conditions.
Facilitate and coordinate the purchasing of equipment, spare parts or supplies.
Serve as a resource to assist contractors, and vendors as required.
Serve as shared contact for after-hour emergency’s and system alarm response.
Perform facility and mechanical repairs (carpentry, electrical, plumbing, and painting) throughout manufacturing facility.
May perform additional duties as required.
Minimum Requirements
Education / Experience / Skills:
Five years’ experience as facility engineer or technician in a GMP environment
Knowledge and understanding of FDA guidelines and cGMP regulations
Trained in OSHA 1910 standards’ to include, but not limited to: lockout tag out, confined space entry, hazmat, and personal protective equipment.
Ability to operate and troubleshoot within building automation system
Understanding of the operation, maintenance and troubleshooting of general facility utilities and systems
Ability to meticulously adhere to written procedures.
Proficiency in Microsoft Office Suite, including Outlook, Word, and Excel
Ability to obtain ASOPE (American Society of Power Engineers) power plant operator 3rd class license.
Exceptional organizational and communication skills required.
Valid driver’s license

Organizational Relationship / Scope:
This important position informally reports to the Facilities Engineer who has responsibility for the day-to-day and long-term operation of the facility. The Engineering department is a service organization that insures that all portions of the facility including the manufacturing areas reliably operate and are maintained to insure maximum ‘up-time’ for all internal customers.
Working Conditions:
First shift / Occasional after-hours work required
Primarily inside the facility with limited work outside
Must be able to work from a ladder
Use of PPE as required
Occasionally work inside a cleanroom with proper gowning
