WHO WE ARE LOOKING FOR:

Green Canopy is seeking a mission-aligned, experienced Residential Construction Estimator with a deep commitment to building sustainable and resilient communities. The right candidate will have the following qualifications and experience:

  • Aptitude for residential construction purchasing and estimating or similar experience in a related field.
  • Experience with multi-family residential projects preferred
  • Demonstrated understanding of all aspects and phases of new construction
  • Proficiency using Bluebeam for takeoffs and estimation
  • Proficiency using Excel for cost estimating, including the application of advanced Excel formulas
  • Proficiency in the remainder of the Microsoft Office suite including Project, Outlook, and Word
  • Demonstrated proficiency in reading and interpreting architectural and structural plan sets
  • Ability to read and understand the project schedule
  • Ability to communicate technical information in writing
  • Ability to synthesize cost data from a wide range of sources
  • Ability to anticipate and account for potential quality, safety, and schedule implications in the production of the estimate
  • Aptitude for developing and maintaining new and existing client relationships
  • Aptitude for learning new technical and sustainable building practices and software
  • Understanding of health and safety practices in residential construction
  • Highly organized, detail-oriented and performs work with a high degree of accuracy
  • High degree of professionalism required with exceptional written and verbal communication skills
  • Must possess a valid driver’s license, clean driving record and reliable transportation for travel as required

POSITION SUMMARY:

The Estimator reports to the VP Construction and is responsible for four distinct and connected scopes of work:

  1. New and Existing Subcontractor Engagement and Loyalty. Supporting the VP Construction in building the Company’s list of subcontractors and continuously improving those ongoing relationships.
  2. Managing Subcontractor and Material Costs. Maintaining the best pricing and capacity possible.
  3. Accurate Estimating. Providing reliable estimates during the Feasibility, Design, and Construction Package Development processes.
  4. Construction Package Development. Develop Construction Packages used by the Construction Project Management Channel as a Construction Manual / Guide during the time of construction.

PRIMARY RESPONSIBILITIES:

  • Construction Package Administration
    • Prepare clear scope of work summaries for subcontractors
    • Manage Subcontract Process
    • Prepare quantity take-offs
    • Administer No-Bid Contracts
    • Facilitate competitive bidding processes
    • Administer requests for proposal from subcontractors/vendors that include scope of work summaries, plans, and specs for each project
    • Update Status Tracker when new/revised bids or subcontracts are submitted
    • Track deadlines and ensure that each contractor understands the deadlines
    • Process Change Orders and communicate scope additions/changes to subcontractors for revised contract amount
  • Bid selection administration including the preparation of reports and advising on competitive pricing
  • Assist VP Construction in estimating additional construction costs not captured in existing scopes of work
  • Prepare project budgets for approval
  • File Construction Package for each construction project including all plans, specs, details, drawings, scopes of work summaries, contract info, etc.
  • Monitor project revisions log to document and communicate all changes to relevant parties
  • Construction estimating for Due Diligence
    • Cost analysis for floor plans, assemblies, and specifications
    • Research for costing and estimating data and information
    • Maintaining updated cost data in the pricing database
    • Researching city construction requirements and costs
  • Assist in the preparation of interim valuations and reports of works in progress
  • Assist Project Managers as needed with resolving estimating and subcontract issues
  • Assist in the preparation and submission of claims for additional payments
  • Assist the VP Construction on claims for/against subcontractors and suppliers
  • Facilitate between departments, contractors, suppliers, and vendors on matters relating to work as appropriate
  • Attend meetings, seminars, training workshops and other work-related events as required
  • Provide excellent customer service to clients, vendors, and subcontractors
  • Initiate suggestions and report customer and/or subcontractor comments for improvement
  • Pursue new business relationships by researching and engaging new subcontractors
  • Manage the verification and tracking of subcontractor business documentation
    • Master Services Agreement, Certificate of Liability Insurance, and W-9’s
  • Assist Owners Services Manager with requests for proposal and scheduling warranty related work
  • Assist Project Managers in the Built Green and Earth Advantage certification processes
  • Maintain complete records for all work
    • Track all bids, plans, contracts, etc. in project folders
    • Relay information from subcontractors, requests for information, and project updates to relevant parties
    • Archive email conversations as reference
  • Improve subcontractor loyalty and pricing
  • Improve how the Company sources material, the type of material and the cost of that material
  • Improve the accuracy of estimates and the speed by which estimates are generated
  • Improve the process by which Construction Packages are created such that the speed to create and accuracy of the Construction Packages are enhanced

THE DETAILS:

  • This is an exempt, salaried and full-time position. Upon hire, work will be performed remotely until the COVID-19 pandemic subsides. This position may transition to working part or full time from our office in Seattle at the Company’s discretion.
  • Some travel to project sites, local jurisdiction offices and other events such as meetings, seminars or training workshops may be required, and occasionally may involve working outside normal hours.

  • Starting annual salary between $70K-83K
