Full-Time Facility Operations Manager

Job Description

Are you a seasoned Facility Operations Manager looking for an opportunity to lead the daily operations of a prestigious 400K sq. high-rise facility? NSG, Inc. is seeking an experienced and results-driven professional to oversee HVAC, plumbing, electrical, and other mechanical systems, as well as fire and safety systems. As the Facility Operations Manager (FOM), you will play a pivotal role in ensuring the operational efficiency and safety of our facility. In collaboration with the Building Manager, you will also be responsible for developing and managing yearly repairs and maintenance budgets, mentoring maintenance staff, and coordinating preventative maintenance, tenant improvements, and special projects.

Responsibilities:

  • Leadership and Training: Train new employees in maintenance work processes and procedures, and provide ongoing education and training for all staff.
  • Vendor Management: Collaborate with the Building Manager to select vendors and negotiate service contracts as needed. Oversee vendors and contractors involved in building maintenance, security, and construction projects.
  • Project Oversight: Review and approve construction drawings before work commences. Track tenant or building improvement projects in compliance with building rules, regulations, and city/state codes.
  • Equipment and Energy Efficiency: Take responsibility for all equipment in the building and ensure the operational efficiency of the building’s energy systems.
  • Maintenance Scheduling: Create and maintain a comprehensive preventative maintenance schedule and oversee work completion. Supervise the completion of daily work orders and projects.
  • Safety Compliance: Ensure the building is in strict accordance with fire and safety codes. Evaluate building systems and make recommendations for repairs.
  • Customer Service: Provide an exceptional level of customer service to the client.
  • Budget Management: Develop, oversee, manage, and direct maintenance procedures, ensuring implementation to optimize efficiency. Create and adhere to department/building budgets.
  • Inspections: Carry out regular inspections of the facilities to identify and resolve issues, ensuring all machinery is operational.
  • Repair and Installation: Plan and oversee all repair and installation activities.
  • Inventory Management: Monitor equipment inventory and place orders when necessary.
  • Employee Evaluation: Perform evaluations of employees to ensure the quality of work.
  • Health and Safety: Enforce all health and safety rules and regulations according to state/federal laws and company protocol.

Desired Skills and Experience:

  • Proficient knowledge of Microsoft Word, Excel, and Outlook is required.
  • Fire Systems Testing License.
  • Demonstrated knowledge of HVAC systems, including air-balancing, pneumatic instruments, VAV systems, chilled water systems, condenser water systems, and heat recovery.
  • Basic knowledge of electrical systems, including the ability to troubleshoot electrical switchgear and work with 480-volt, 3-phase power.
  • Thorough knowledge of plumbing systems.
  • Ability to implement a training program for maintenance staff in HVAC, electrical systems, and plumbing systems.
  • Strong organizational and prioritization skills.
  • Excellent communication skills, both verbal and written.
  • Technical accreditation preferred, with 7-10 years of experience in commercial property and/or facilities maintenance.
  • Physical capability to perform tasks including climbing ladders, squatting, and working in confined spaces or at heights.
  • Able to lift up to 25 pounds routinely.
  • Availability for 24×7 on-call rotation.
  • High school diploma or equivalent; a degree in business administration or Commercial Facility Property Management is an advantage.
  • Valid Certified Maintenance Manager (CMM) certification is a plus.
  • Previous managerial experience.
  • Extensive knowledge of a variety of mechanical systems and equipment.
  • Strong reporting and tracking abilities.
