SUMMARY OF RESPONSIBILITIES
Located just outside of Seattle, WA, Lake Washington Institute of Technology (LWTech) was founded in 1949, and is the only public institute of technology in Washington State, that provides students with the latest cutting edge skills relevant to today’s workplace. LWTech offers ten applied bachelor’s degrees, more than 40 associate degrees and 93 professional certificates, in 43 areas of study, including STEM-focused programs in Science, Technology, Engineering, and Math.

Summary of ResponsibilitiesINTERNAL CANDIDATES ONLY
This interim position is responsible for the management of the College facilities support services and the physical plant operations for all college sites. The position manages custodial with the intent to maintain a clean, safe, open, inviting atmosphere reflective of the mission and high standards of Lake Washington Institute of Technology.
ESSENTIAL FUNCTIONS
Employee Supervision:
• Supervises all custodial and grounds personnel, including classified, and hourly staff.
• Supervises contracted staff involved in carpentry, painting, plumbing, electrical, or other specialized activities necessary for the routine maintenance of the physical plant
• Oversee training, scheduling, progressive discipline, probation’s & annual evaluation processes, and respond to all grievances
• Interview and recommend candidates to director for department vacancies
• Adhere to the classified contracts, and college rules & regulations
• Develop schedules for three custodial shifts and facilitate team communication
• Manage custodial department priorities; develop cleaning standards and quality assurance program.
• Create work assignments and cleaning strategies that ensure students, faculty and staff needs are met.
• Manage & Prioritize multiple projects and responsibilities effectively
• Maintain service levels; track information and monitor work in progress
• Time cards, Time off requests (outlook), departmental documentation
• Ensure accuracy of projects and handles interruptions appropriately
• Coordinate with department heads to develop and manage the college preventive maintenance system
• On site management of weather recovery crews and staff i.e. snow, power outage, storm damageBudget / Project Management:
• Plans, manages and monitors assigned Facilities department budgets
• Signing authority on all facilities departmental budgets
• Review & prioritize department needs, program needs against budget limitation and take appropriate action.
• Inform Director of Facilities of high visibility/cost items for approval or proper budget
• Coordinates department services & activities with campus administration, faculty and staff to support student and programs needs
• Special events, meeting and activities are supports, e.g. set-up, break-down, cleaning, and support when needed during these events.
• Oversee the planning of office and classroom relocations.
• Analyze, assess and distribute campus data including facilities data
• Identify potential problem areas and make appropriate recommendations
• Develop and implement response strategies including work plans, schedules, inspections and training programs
• Manage physical inventory control and disposition of obsolete or excess equipment for facilities and operations
• Coordinate and maintain college recycling program, with emphasis on conserving resources, minimizing disposal costs, educating staff
• Responsible for the proper care and security of all college facilities, and instructional and administrative equipment; provides hands-on assistance as neededDepartment Planning:
• This position determines custodial department priorities; develops cleaning standards and quality assurance program.
• Develop and Implement Custodial equipment and supply distribution program
• Monitor the storage use and care of all custodial tools equipment and supplies
• Set up regular equipment maintenance schedules
• Inspect and maintain campus buildings
• Identify and report vandalism & safety hazards
• Submit work orders as needed
• Write up reports or major repairs or corrective actions taken as required
• Develop, implement & manage the college computerized maintenance management system (Freshworks).
• Insure work requests & preventative modules are developed and fully utilized
• Monitor trends and produce reports for senior management to review
• Coordinate and schedule cleaning and sanitizing functions for buildings and assigned areas.
• Develop departmental procedures and policies as required
• Assist the director to prepare departmental budgets and supervise expenditures
• Assist the director in the preparation and management of procedural documents
• Work with Campus Public Safety as requested to schedule on-going employee readiness training related to emergency preparednessOTHER:
• May serve on various campus committees/councils representing the campus facilities department
• May be asked to provide backup for other college staff as necessary
• Work under general and infrequent supervision.
• May need to vary working hours as required to interface with all subordinates or respond to emergencies, and or weather
• This in an exempt, professional-technical position that reports directly to the Director, Facilities & Operation
• Assist Director and other college administrators with strategic planning efforts and other initiatives as directed; assume and effectively discharge administrative responsibilities as provided in the college’s policies and procedures manual, as well as other duties as assigned by the director of facilities and operations.
QUALIFICATIONS
• Excellent communication and interpersonal skills; use of tact, discretion and courtesy in communications; ability to work effectively with diverse populations
• Strong organization and planning skills; ability to read and interpret plans, blueprints, schematics, etc.
• Excellent knowledge and experience with Microsoft applications

Compensation & Work Schedule Initial salary placement is $6,937 per month. This is a 40-hours per week, exempt position.
