RM Communities is a wholly owned subsidiary of RealtyMogul and is our general partner (“GP”) direct acquisitions business where we source and close multifamily acquisitions on behalf of our family of Real Estate Investment Trusts (“REITs”).
Description and Qualifications
RealtyMogul is seeking a Director of Acquisitions headquartered on the East Coast to expand its multifamily portfolio with an emphasis on both value-add and stabilized properties. The ideal candidate will have deep broker relationships with the potential to cover the following markets: FL, GA, SC, NC, TN, AL.
The candidate will have at least ten years of experience and a proven track record of success in real estate analysis and acquisitions with experience from deal sourcing through closing. The Director of Acquisitions must have the ability to work independently and in collaboration with the rest of the RealtyMogul team.
The Director of Acquisitions has responsibility for sourcing, underwriting, and closing multifamily investment opportunities.
Duties and responsibilities include:
- Foster, establish, and maintain good working relationships with brokers, sellers, lenders, property managers, and vendors to help facilitate acquisitions and source on and off-market acquisition opportunities.
- Underwrite and recommend acquisition targets after researching properties, walking properties, and analyzing rent and sale comps, submarkets, demographics, physical characteristics, and other pertinent information.
- Work with dedicated associate to create investment proformas including business plans and debt assumptions.
- In conjunction with the asset management team, create and review capital budgets and business plans and coordinate with third party managers and other sources to help fully define and vet investment opportunities.
- Prepare and submit letters of intent to brokers and sellers.
- Work with attorneys to negotiate purchase and sale agreements.
- In conjunction with a dedicated associate, manage the due diligence process including gathering and analyzing due diligence materials and coordinating third party reports. This includes verifying property details, market analyses, title/survey, rent comps, as well as completing property inspections, unit walks, lease file audits, and maintenance audits.
- Work with lenders to identify optimal debt strategies.
- Present final recommendations to Investment Committee.
Who you are:
- Minimum of 10 years in multifamily real estate acquisitions with a proven track record.
- Bachelor’s and/or Master’s degree in Finance, Real Estate and/or Economics preferred.
- Excellent computer skills with MS Office including Word, Excel and PowerPoint.
- Highly proficient with Microsoft Excel including the ability to create complex financials models and waterfalls.
- Self-starter and highly motivated with the ability to multi-task.
- Experience negotiating debt term sheets and coordinating lender financing.
- Deep broker relationships.
