Job Description
The Director of General Services (DGS) is responsible for Enterprise-Wide Administrative Operations. These responsibilities include the supervision and direction of Corporate Real Estate Operations, Facility Management, Procurement, Mail Services & Couriers, Physical Security and Life Safety.
Corporate & Retail Real Estate Management
The Director of General Services (DGS) is responsible for Real Estate Operations Enterprise-Wide. The incumbent works closely with Corporate and Retail Executives to track critical real estate dates, identify opportunities and present recommendations on building disposition, lease renewals and relocations. These responsibilities include but are not limited to site identification, lease negotiation, legal review, construction and disposition.
The DGS works within General Services to track all lease data and communicates with tenants and Landlords. THE GGS also has primary responsibility for the accuracy of FASB ASC-842 reporting of both Real Estate and Equipment Leases. These leases represent a total financial liability of approximately $92,000,000.
Facilities Management & Occupancy Planning
The Director of General; Services (DGS) is responsible for enterprise-wide facilities maintenance (preventative, re-active and predictive) programs, the compilation of the Capital and Operational building budget(s) for the General Services division, owned buildings, and leased properties in the EIG & EB Corporate and Retail portfolio. There are typically over 100 active moves / adds & changes, capital projects and maintenance of more than 150 Leased properties. The DGS also work with internal departments and contracts third-party partners to ensure program efficiency, efficient space utilization and definition of requirements.
Procurement & Mail Services (Couriers)
The Director of General; Services (DGS) oversees Business Equipment fleet management and incoming and outgoing correspondence. This includes procuring receiving and distributing supplies, mail operations and the internal and third-party courier services supporting the various business units.
Physical Security & Life Safety
The Director of General; Services (DGS) is responsible for the supervision of first line enterprise-wide physical security which includes key control, contracting alarm installation maintenance and monitoring, surveillance, and guard services. This responsibility also ensures the maintenance of the Eastern Bank Life Safety programs including CPR Training, AED maintenance.
Requirements
- Bachelor’s degree and a minimum of ten years of Property and Procurement Management experience preferred, with BOMA (RPA) IFMA CFM certifications or related work experience is acceptable.
- Extensive knowledge of accounting principles and practices.
- Extensive knowledge of the principles of Project Management and related technology and processes.
- Advanced knowledge of the principles of Operational and Capital procurement and Budgeting.
- Skill in using personal computer, data management, spreadsheets, and word processing software in performing duties.
- Ability to organize multiple priorities; Ability to communicate effectively with customers, contractors, co-workers, and vendors as well as all levels of Executive Management both orally and in writing.
- Ability to plan, organize, establish, and execute priorities to maintain schedules and meet deadlines.
- Effective facilitation and personal interaction skills appropriate to achieving objectives.
- Ability to assemble, organize and present statistical, financial, or information derived from a variety of sources.
- Ability to analyze problems and adopt an effective course of action.
- Ability to implement existing and develop new and/or revised methods, procedures, and performance standards.
- Ability to exercise judgment and discretion in implementing and interpreting departmental policies and procedures.
- Ability to manage, direct and coordinate third party vendors or strategic partners as needed.
- Considered on-call except for pre-scheduled vacation time.
- Must have and maintain a valid driver’s license.
