Position Summary:
Provide lead direction to employees in the preventative maintenance and repair of equipment and the organization’s physical housing and mixed-use facilities and assets.
Essential Duties and Responsibilities (include but are not limited to):
• Supervises and coordinates the work of employees in the preventative maintenance and repair of equipment and the organization’s physical housing and mixed-use facilities and assets and ensures their effective maintenance in accordance with local, State and federal regulations.
• Performs plumbing, electrical, carpentry and other routine maintenance, repairs and troubling shooting to buildings and equipment.
• Performs installation, repair and maintenance at the journey-level in one or more of the following Trades and at the sub-journey level in one or more of these trades: Plumbing; Heating & Air Conditioning; Electrical; Carpentry; Masonry; Locksmith.
• Generates estimates of labor, time, costs and materials for the completion of assignments.
• Documents details of project completed.
• Ensures inventory is maintained. Requisitions, assigns and tracks materials.
• Maintains good rapport with housing tenants.
• Establishes and maintains collaborative working relationships with property managers, vendors, fire marshals, police, peers and other members of the team.
• Responds to emergency situations for evening and weekend call-outs.
• Provides reasonable care and maintenance and assumes accountability for assigned, issued and/or checked-out tools, equipment and/or vehicles.
• Performs all activities in accordance with the latest job safety practices.
• May organize and/or assemble work materials for other employees as directed.
• May be required to perform other related duties as required and/or assigned.
Knowledge, Skills and Abilities:
• Significant working knowledge of methods, materials, tools and practices used in plumbing, carpentry and electrical trades.
• Significant knowledge of standard practices, processes and material involved in trades related to building maintenance.
• Significant ability and experience in scheduling, planning and inspecting work assignments and projects.
• Significant ability to lead and direct a group of skilled, semi-skilled and unskilled workers.
• Extensive ability to quickly troubleshoot maintenance issues.
• Strong ability to read blueprints and specifications.
• Strong ability to make accurate estimates of time and materials required for repair and maintenance.
• Extensive knowledge of plumbing and HVAC/electrical systems, boilers, and power generators.
• Strong ability to exercise technical independence in determining work methods and procedures.
• Knowledge of maintenance computer applications.
• Good ability to maintain records and create reports.
• Excellent knowledge and understanding of the facilities and physical plant requirements of a diverse organization.
• Strong judgment and reasoning abilities.
• Exceptional ability to be results-oriented and extremely well organized to meet internal and external deadlines.
• Good knowledge of general office and administrative procedures.
• Excellent ability to effectively communicate orally and in writing with employees, customers, vendors and tenants.
• Solid ability to prioritize and handle multiple tasks while working with minimal supervision in a fast- paced team environment.
• Significant ability to work extended hours and be on-call, as needed.
Supervisory Responsibilities:
Direct/indirect supervisory responsibility.
Minimum Education/Experience Requirements:
Graduation from an accredited high school is mandatory. In addition, graduation from an accredited technical/vocational program or school with a concentration in plumbing is preferred. A plumbing license is preferred. In addition, a minimum of fifteen years of maintenance, plumbing and HVAC experience with five of those years supervising maintenance trades personnel, preferably in a bargaining union environment.
Additional Requirements:
Microsoft Word, Excel, and Outlook proficiency. An exam may be administered which will assess competency level in accordance with position description criteria. A current driver’s license and the ability to maintain a current license. Pass a pre-employment physical, drug screening, educational background check and criminal investigation.
