Position Title: Construction Project Manager, Facilities

Reports to: Director of Facilities

Campus: Brighton

Compensation: Exempt, $70-75k annually

The Construction Project Manager, Facilities, is a new position that will provide more clarity and focus on our Facilities needs in support of our strategic plan.

The Construction Project Manager, Facilities, is responsible for oversight on behalf of the owner for all phases of construction projects between contractors, design and end user teams, as well as coordination of successful project turn over to Operations. Additional duties include but are not limited to administering project related data, maintaining maintenance schedules, records, and reports, coordination of relocation activities and property impacts of construction, and the transfer to Operations including close out documentation and training coordination.

 

ESSENTIAL JOB FUNCTIONS*

  • Provide a high level of customer service support to the organization and the Facilities team. Projects range in size and scope from small single scope capital projects to comprehensive modernization and large-scale new construction (150 units +).
  • Oversee and supervise work by the general contractor and associated sub-contractors per plans and specifications and 2Life standards of quality.
  • Coordinate with the project design team; with tenants and end user; with property staff on affected properties; local municipalities; public utilities for projects; with owners’ subcontractors/vendors, testing agency, technology engineer, abatement contractors, etc.
  • Manage field operation from job release to punch list completion; generate punch list and coordinate its completion.
  • Track work according to schedules; participate in weekly on-site associated general contractors meetings for projects.
  • Procure construction pricing as needed and requested; review and approve contractor and vendor pay applications for project; and assist in preparing Monthly Reports.
  • Write work orders for projects outside the scope of the overall contract with the general contractor.
  • Inspect materials put in place by the general contractor to ensure they meet the project requirements and quality level.
  • Settle field disputes and changes and approve change orders; resolve construction and design issues related to the project documents.
  • Act as owners’ liaison with project neighbors.
  • Maintain a professional attitude and appearance at all times.

 

 

PREPARATION, KNOWLEDGE, SKILLS & ABILITIES

  • BA/BS degree in a related field with 5 years of work experience in a related field preferred.
  • Ability to read project plans and specifications.
  • Results oriented, driven to succeed.
  • Ability to establish respect among team members, motivate the team, be readily available and be decisive and persuasive.
  • Flexible and adaptive.
  • Excellent oral and written communication skills, outgoing personality.
  • Professional attitude with strong diplomacy skills.

 

                                                                                                                      

WORKING CONDITIONS/PHYSICAL DEMANDS

  • Works in normal office setting as well as on construction job sites.
  • Works under minimal supervision.
  • Frequently moves about to coordinate work. Walks, climbs stairs, uses hands to test equipment.
  • Wears a hard hat and other required PPE on job sites.
  • Drives vehicle to and from multiple sites.
