Full-Time Commercial Construction Portfolio Manager (Req#2561)
Job Description
This position is responsible to independently manage an assigned portfolio of approximately 20 projects without direct supervision, to assure compliance with procedures and policy including, but not limited to, Procedure 104, identify and manage risks associated with completion of assigned projects and, with RM, implement strategies as necessary to assure project is completed on schedule, within budget, funded in a timely manner and documented accordingly.
MAJOR RESPONSIBILITIES:
- Ability to collaborate directly with RMs, borrower, consultants, inspectors, title attorneys, participating lenders, other CMG PMs, and manager.
- Consult with line Relationship Manager (RM) to select construction consultant to conduct (i) the upfront review of projects/budgets/etc and (ii) monthly inspections and reports.
- Review Construction Loan Agreement (CLA), Credit Vehicle (CV), T&C, and other related documents to understand each assigned project.
- Understand Procedure 104 , inspection report requirements, and other department processes that govern the responsibility of the PM.
- Prepare a Welcome Package to assist borrower with instructions and information for submission of periodic requisitions.
- Complete and provide to manager, (i) monthly summary reports by 10th of each month (for prior month), (ii) participate in periodic review with Sr Commercial Banking Officer (SCBO) providing information for management report.
- Construction/non-construction status (data integrity) and out of balance situations (risk factor).
- Other related activities as required.
The following tasks are integrated and related – represent of the job and require independent ability to effectively manage +/- 20 projects including the following:
- Early identification of out of balance/budget issues and other issues of concern; advise manager in a timely manner presenting the issue(s) and recommended resolution. Collaborate with RM on said issues.
- Monitor data integrity and risk factors including, but not limited to, Construction/Non-Construction status (data integrity) and out of balance situations (risk factor).
- Review monthly requisition submissions for completeness and compliance with documentation.
- Communicate with borrower including questions, requests, etc on any issues/questions related to requisition packages.
- Review project budgets and line items contained within; ability to address any out of balance or deficiency issues with RM and borrower as needed.
- Review inspection report including discussion of any issues that could impact progress/completion of project.
- Arrange for inspection and title updates/endorsements and review for accuracy and completeness. Understand how to resolve title liens to preserve Bank lien priority.
- Complete CMG review/approval document detailing specifics of requisition for review/approval by RM.
- If EB is lead bank, communicate with participating lenders, provide requisition packages, request for funds, etc.
- Coordinate funding of requisitions with the line. Advances will be processed by the respective line Relationship Administrator (RA).
- Responsible to compile all requisition related documents into a single image package and upload to DocMan (nCino) in compliance with Procedure 104.
PROBLEM SOLVING & DECISION MAKING:
- This person’s activities are critical to evaluation, funding and administration of assigned projects assuring compliance with policies/procedures and identifying issues that could impact construction completion on time and within budget.
- Ability to identify budget and other issues that might occur during construction process.
- Able to exhibit sound judgment and implement solutions when faced with issues that may arise in the review/funding process.
- Strong analytical and communication skills for timely and accurate interaction with internal and external business partners.
REQUIREMENTS:
- Commercial lending knowledge including understanding loan documentation, terminology, etc.
- Effective verbal and written communication skills and ability to interact in a professional manner with customers and internal and external business partners.
- Strong organization skills, ability to handle requisitions on multiple projects/loans in various stages of review/funding within documentation requirements.
- Ability to understand budgets, identify and resolve any out of balance issues.
- Knowledge and experience with bank enterprise systems and processes; knowledge of FIS, nCino, Optima helpful. Able to use Word, Excel, Adobe.
- Ability to work independently.
Education and Experience:
- High School/direct work-related experience; college degree helpful but not required.
- Detail oriented; ability to independently evaluate documentation and project budgets for completeness, accuracy, funds sufficient to complete project, etc.
- Strong communication and judgment skills evidenced by analysis and decision making.
Skills/Knowledge:
- Word, Excel, Adobe and familiarity with FIS, nCino and Optima helpful.
Working Conditions:
- FT – work remotely with periodic on-site meetings in Brockton, MA.
