Full-Time Data Center Construction Project Manager

Job Description

The Data Center Construction Project Manager will be responsible for leading the overall direction, completion, and financial outcome of multiple projects with the construction services, program management and design of data centers. The ideal candidate will possess the knowledge and experience to manage data center construction project management and have relevant data center experience. The location is Atlanta, GA.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other job-related duties may be assigned in conformance with state and federal regulations.

Core Duties:

· Serve as an extension of the client/owner’s design and construction staff overseeing the work of general contractors, designers, and vendors 100% on-site in Atlanta, GA.

· Possess the knowledge and experience to manage the construction of data centers.

· Administer the contract with the client and the General Contractor during construction and close out of data centers enforcing the contract to ensure a high level of project administration in accordance with the drawings and specifications provided by the clients design consultants.

· Enforce the construction contract with the client to minimize costs and seek to obtain lowest reasonable costs for the project.

· Monitor and ensure that the General Contractor and all other separate contractors along with base building and site developer and any suppliers of owner furnished contractors and aligned with project goals, scheduling and other coordinated efforts to avoid scheduling or interference issues.

· Advise client on the schedule implications of any proposed changes to requirements in accordance with the “Model Change Management” system.

· Review third-party inspection reports and verify that any issues are resolved to meet Bureau Veritas and Client satisfaction.

· Assist the team and vendors to plan and complete the commissioning phase of the project including adequate off-site and on-site testing to be completed and documented in time for the handover to commissioning milestone.

· Maintain oversight over General Contractor for all local authority statutory and planning approvals monitoring the GC and Design Consultants to ensure the required information is submitted to the relevant statutory bodies.

· Advise client of all local laws, building codes, issues regarding authorities having jurisdiction over the project.

· Direct and manage project development from beginning to end.

· Execute stellar client delivery starting with pre-construction services (bid/permit/schedule), construction oversight(construction/change orders/invoicing/punch lists), store start-up and turnover, and project close out.

· Knowledge of construction components, process, and methodologies and cost estimation required.

· Facilitate the definition of project scope, goals, and deliverables.

· Plan and schedule project timelines for multiple projects and delegate to appropriate personnel.

· Present reports defining project progress, problems, and solutions to leadership teams and clients.

· Must have proposal preparation, budget development, forecasting, and financial management experience.

· Knowledge of and experience with web based project management is necessary.

· Read, analyze, and interpret complex construction documents.

· Safety Operate with safety at the forefront of all construction initiatives.

· Oversee electrical and low voltage equipment coordination and commissioning and quality assurance.

Additional Requirements:

· May be required to climb ladders (including vertical ladders up multiple stories) and/or attached roof stairs (for each building assessed, at least once per on-site assessment).

· Due to the possession of special skills or experience, may be assigned to perform various types of services such as, but not limited to facility condition assessments, structural, mechanical, civil, or environmental surveys; pre-construction document reviews; construction monitoring; desk reviews; report reviews; or document review.

· Enhances professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies.

· Complies with federal, state, and local legal requirements by studying new and existing legislation, anticipating future legislation, enforcing adherence to requirements, and advising management on necessary action.

· Protects operations by keeping company information confidential.

· Delivers outstanding customer service through timely response and proactive solutions to client’s needs.

· Demonstrates BV’s guiding principles in support of the company’s strategic goals.

· Follows all documented policies, Standard Operating Procedures, and Work Instructions applicable to the position and support of BV’s quality standards and strategic initiatives.

· Maintains safe and clean work area by complying with all procedures, rules, and regulations.

· May be required to work overtime.

· Must possess the ability to work in a constant state of alertness and safe manner.

· Ability to travel to client sites across the U.S. via plane and driving as determined based on the project location to support the client and embedded team members.

SUPERVISORY RESPONSIBILITIES:

This job does not have specific supervisory responsibilities.

· Education and/or Experience:

o B.S. or B.A. degree in Construction, Architecture or Engineering or related degree required.

o Minimum of 10+ years construction project management experience.

Data center experience preferred.

o Benefit if candidate has experience in electrical and low voltage equipment coordination and commissioning or quality assurance.

o Experience with ground up experience with data centers, hospitals, fulfillment centers, or industrial large-scale projects with heavy technical equipment and cabling coordination. Experience managing projects with a contract value of $25M+

· Certificates, Licenses, Registrations:

o Strong consideration will be given to those that are PMP and LEED certified

o Valid driver’s license is requiredwith no significant MVA points/violations.

· Other Qualifications:

o Local to Atlanta, Georgia for 100% on-site role.

o Personal credit sufficient to charge business travel expenses of up to $3,000 required.

o Must be willing and able to pass a third-party Client-required background check

o Good verbal and written communications skills; good analytical skills and detail-oriented; ability to perform multiple tasks in a fast-paced environment; strong time management skills and ability to adhere to deadlines while maintaining accuracy; willing to challenge and ask questions; driven to achieve; ability to work independently, as well as in a team environment.

o Ability to use and skillfully operate a computer is essential to this position.

o Ability to use and skillfully operate an electronic tablet efficiently in the field for live data collection is essential to this position.

o Must be able to work from a remote location.

o Must have a cell phone and supply your own internet service.

o Occasional weekend travel required.

o Must be willing to fly and live near (or be willing to relocate to) a major metropolitan area with reasonable access to a major airport

o Ability to travel to client sites across the U.S. via plane or driving. Overnight stays away from home may be required.

o Knowledge of construction components, process and methodologies required.

o Establish and maintain effective working relationships with BV employees and customers.

o Proficient in all Microsoft Office applications with a strong emphasis in MS PowerPoint, Outlook, Word, and Excel.
