OPPORTUNITY

GCDA is seeking a Property Manager to oversee operations of current residential and commercial properties in the Georgetown neighborhood.

 

POSITION SUMMARY

The Property Manager will report to the Executive Director and is responsible for the day-to-day implementation of policies, procedures and programs that assure well-managed, well-maintained buildings, placing maximum emphasis on positive responses to the concerns and needs of the tenants, and environmental health and safety.

In addition to managing newly acquired multi-family residential properties and live/work artist studios, the property manager will assume responsibility for Equinox Studios and the Creative Industrial Complex. Training by the current Equinox Studios manager, Sam Farrazaino, will be ongoing to allow the employee sufficient time to familiarize themselves with the Studio’s four adjacent industrial buildings and 130 artist and artisan tenants.

Over time, responsibility will increase to include more properties and unit tenants. You will become an integral part of an intentional community.

 

PRIMARY RESPONSIBILITIES

  • Manage day-to-day operations of commercial and residential real estate in accordance with the Management Agreements.
  • Ensure properties and tenants are compliant with local and state regulations; including active and accurate permitting, insurance and fire safety needs.
  • Track and pay property taxes.
  • Market and lease properties, in line with GCDA’s ethos. Manage and utilizing Equinox Studios’ waitlist to best match interested tenant needs with available spaces.
  • Write leases and set rental rates.
  • Provide excellent tenant service.
    • Coordinate tenant move-ins and move-outs.
    • Administer tenant occupancy by providing the new tenant with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.
    • Respond to tenant requests/problems in a timely and courteous manner and generate work orders directed to vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue.
    • Work with tenants to find creative solutions to tenants’ specific financial needs.
  • Maintain all property and tenant files as primary operator of AppFolio property management software.
    • Prepare and maintain appropriate tenant lease files, records, correspondence and file notes.
    • Collect rent and pay expenses in compliance with lease terms.
    • Ensure maintenance costs are allocated correctly.
    • Prepare and deliver timely, accurate and complete reports.
    • Develop and control annual budgets for operating and capital expenses.
    • Monitor utility usage and tenant reimbursement system.
  • Facilitate safe, well-maintained properties.
    • Ensure that there is 24-hour emergency coverage for the property at all times.
    • Work collaboratively with maintenance staff to facilitate inspections, repairs, janitorial and landscaping activities.
    • Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property.
    • Recommend and/or approve alterations, maintenance and reconditioning as necessary.
    • Plan and implement emergency/evacuation plan and communications.

 

QUALIFICATIONS

The Property Manager will be thoroughly committed to GCDA’s mission. Concrete demonstrable experience and other qualifications include:

  • Knowledge of rental contracts and property and anti-discrimination laws.
  • Familiarity with AppFolio or similar property management software. AppFolio training will be available.
  • Experience managing residential and commercial properties.
  • Strong work ethic with a high degree of energy, passion, idealism, integrity, and a self-directed and positive attitude.

DESIRED ADDITIONAL CHARACTERISTICS

  • Experience using an intersectional racial equity lens in work settings; experience with decision-making processes that engage diverse communities desired.
