The Elmvale Active Seniors Residence (EASR) is a Not-for-Profit Corporation whose purpose is the development of a Seniors Retirement Complex to serve the Community of Elmvale, the surrounding Township of Springwater and areas beyond. Currently in its first phase of its three-phase development, the goal of the EASR is to provide an active living complex in Elmvale, Ontario that will initially attract the local community to live their senior years in a community setting that reflects their rural cultural heritage. It is the organization’s mission to build a community of Seniors whose lives will be enriched by living close to one another, sharing in each other’s joys and sorrows, and gaining strength from mutual support through a “fostering friendship” philosophy.

Residents’ activities will be focused on diminishing isolation and loneliness for Seniors by offering outdoor amenities such as walking trails, putting greens, lawn bowling, and community gardens, as well as indoor amenities such as a café, a hair salon, a library, a banking facility, exercise and games rooms, and other gathering places that value and reflect human compassion, equality of all people, selfless giving and genuine caring.

We are looking for a goal and achievement-oriented individual to join our team as a Sales & Marketing Manager (and Chief Agent). Under the direct supervision of the Corporation’s Marketing Committee (or Managing Director), and co-operatively with the Corporation`s Board, employees, agents, and consultants, the Sales Manager will be responsible for managing and executing the sales and re-sales of Life Lease residential units in the brand-new Seniors Retirement Complex, “The Elms”, to be developed (constructed) during the fall of 2023 and beyond. In addition, the Sales Manager will be responsible for the day-to-day operation of the Sales Centre, supervising and directing other support staff, and effectively managing all aspects of the sales process and activities.

What you will do:

A. Marketing Duties

  • Establishes a viable marketing program for new and (in the future) existing residential units at The Elms, including the creation of marketing plans and budgets for the Corporation Board’s approval
  • Plans, coordinates, and implements marketing and promotional campaigns and media plans
  • Develops and manages marketing materials and communications
  • Develops and updates marketing materials, i.e. brochures, signage, display boards, presentation materials, event invitations, email direct marketing campaigns, marketing or design related templates, applicable websites, print materials, etc.
  • Maintains visual consistency, branding and professionalism for all client-facing materials across all media; ensures standards are adhered to across all marketing activities
  • Monitors effectiveness of marketing initiatives, and reports results on initiatives to the Board
  • Coordinates the placement of advertisements and other media, as directed
  • Assists with other activities, as required, to ensure the successful achievement of full sales and a vibrant marketing program

B. Sales Duties

  • Coordinates sales functions of Life Leases for “The Elms” project based on strategies, agreements and materials established by the Corporation
  • Establishes sales objectives by forecasting and developing sales targets
  • Develops sales strategies and initiatives, in collaboration with the Corporation
  • Executes sales plans and ensures the achievement against the agreed targets
  • Liaises with the Corporation and other agents, employees, and consultants, as required, to properly undertake the sales responsibilities
  • Oversees the day-to-day management of the Presentation Centre
  • Oversees and directs other support staff; assists in hiring, training, developing and coaching of other staff (as required)
  • Prepares reports on results of sales activities for the Corporation, as directed
  • Organizes & Executes sales events
  • Implements and maintains a viable Customer Relationship Management (CRM) system
  • Maintains inventory of purchasers and waitlist applicants

What you will need:

  • Post-secondary degree or diploma in Communications, Public Relations, Media Studies or Marketing, Project Management, Property Management, or a combination of education and experience
  • A minimum of 5 years’ experience in a Sales, Marketing, Leasing, Project Management, or Property Management role; experience in the real estate sales field is preferred
  • Experience in a senior’s environment, knowledge of the Life Lease concept, multi-residential construction, seniors` lifestyles, and seniors’ support services is an asset
  • Proven leadership skills for directing staff and overseeing projects
  • Proven knowledge on the implementation and management of a CRM system
  • Proficient knowledge of Microsoft Office Suite (including Word, Excel, and PowerPoint)
  • Knowledge of Adobe Creative Suite of products (including InDesign, Photoshop, and Illustrator) and SharePoint is an asset
  • Knowledge and experience with Project Management software an asset

  • Excellent emotional intelligence skills, demonstrates patience, empathy and kindness
  • Strong negotiation skills with proven closing ability
  • Ability to function independently with little or no supervision, as well as function in a team environment
  • Strong initiative – must be self-motivated and demonstrate the initiative to follow through
  • Excellent attention to detail; must be highly analytical with a focus on accuracy
  • Excellent organizational skills; must be able to manage and organize large amounts of information
  • Ability to work effectively under pressure with simultaneous deadlines
  • Excellent public relations and presentation skills; exceptional orator
  • Excellent project management and time management skills; ability to juggle multiple projects and meet critical project timelines
  • Willingness to work flexible hours, including evenings and weekends, when required
  • Must possess a valid driver’s license and have own vehicle
