POSITION PROFILE: DIRECTOR OF OPERATIONS – SHELTER CORPORATION

kpCompanies is leading the search for the next Director of Operations for Shelter Corporation. This position is responsible for providing leadership, development, execution, business management, and strategy with a focus on the company’s overarching strategic priorities for all Shelter-managed communities. The Director of Operations reports to the CFO and has five direct reports.

THE ORGANIZATION: SHELTER CORPORATION

Shelter is a Minneapolis-based property management company focusing on multi-family and active adult rental communities. Shelter manages over 4,000 units throughout Minnesota, Florida, and Texas.

Shelter’s property management philosophy is rather simple but incredibly effective. First, manage the property’s occupancy and rental rates to optimize the overall financial health of the apartment community. Finding balance between occupancy and rent is focused on daily by Shelter. Secondly, and of equal importance, is maintaining properties to eliminate future significant deferred maintenance costs. In fact, Shelter formed a roving maintenance team 10 years ago to protect the long-term viability of the properties it manages through a comprehensive preventive maintenance program.

Since its formation in 1993, Shelter has actively participated in the ownership, development and management of over 15,000 apartment units.

POSITION:

The Director of Operations is a strategic leader responsible for driving operational excellence, innovation, and financial success. Reporting to the CFO and leading a team of five direct reports, this role involves introducing innovative methods, empowering autonomy, and ensuring community profitability through effective budgeting, strategic planning, and strong leadership. The Director collaborates with the executive team, maintains property well-being, optimizes occupancy and rent, and fosters a culture of customer service while strategically navigating market trends and technologies for sustained competitive advantage.

The ideal candidate demonstrates their ability to balance competing demands and possess strong time management skills to ensure effective prioritization and agility in responding to organizational needs.

JOB DUTIES AND RESPONSIBILITIES:

The Director of Operations has accountability for overall budgeting and financial management within the communities as well as business and customer services. The Director of Operations participates as a key strategic partner with the executive leadership team and helps to develop and lead the strategic and tactical direction of the company.

Other accountabilities include:

  1. Managing the overall operations of all Shelter-managed communities and leading the Operations Team and Real Estate (Property) Managers to ensure the success of our business.
  2. Participating in strategic planning and execution to enhance profitability, productivity, and efficiency throughout the Shelter portfolio.
  3. The overall financial performance of all communities; working with Regional Managers on the overall management of community budgets, including labor standards and community level expenses, understanding and managing profit-loss statements, and maximizing revenues.
  4. Overseeing the creation of business plans that are focused on the bottom line, provide for resident and employee wellbeing, and ensure excellence in customer service.
  5. The overall success of sales and marketing activities of all communities.
  6. Providing ultimate oversight for key business partnerships from both a relationship and overall performance perspective.
  7. Interacting regularly with the executive team and individual community leaders to ensure the company’s operational priorities are aligned with the company’s strategy, financial goals, and mission.
  8. Along with other company leaders, working to recruit, train, develop, coach, and motivate community leaders to uphold the highest standards of service.
  9. Working with other leaders to ensure that all communities are in compliance with all applicable policies, laws, and regulations.
  10. Occasional travel to Texas and Florida regions.
  11. Perform other duties and services as assigned.

 

REQUIRED QUALIFICATIONS:

  • At least 10 years of experience in property management OR equivalent experience
  • At least 5 years of leadership experience leading an experienced team, including effective relationship building both within and outside the organization
  • Bachelor’s degree in business, hospitality, or related field OR equivalent experience
  • Business analytical skills with the ability to link information to action and results
  • Strong organizational skills, with experience in negotiating and working toward mutually beneficial solutions
  • Exceptional interpersonal skills with the ability to communicate effectively with a wide range of people
  • Ability to demonstrate good judgment, problem solving, and decision-making skills
  • Ability to work at a strategic level
  • A commitment to excellence in customer service
  • Ability to effectively use, leverage, and learn technology platforms
